Jumbo loans in Santa Clara County, explained without the jargon

Most homes here need a jumbo loan, which means a human underwriter reads your file. That changes what a strong application looks like.

The word jumbo sounds like a premium product. It is really just a loan larger than the limit the agencies will buy, which in this county this demo puts at $1,209,750. Cross that line by a dollar and your loan leaves the automated world and lands on a person's desk.

That single fact explains almost everything about how jumbo files behave, including why preparation matters so much more than it does on a conforming loan.

A person reads your file

On a conforming loan, an automated engine renders a decision in minutes and then asks for documents to support it. On a jumbo loan, an underwriter reads the whole story: how your income is structured, where your reserves sit, what the property is, and whether the picture holds together.

That means a file that is organised, explained and complete gets a better outcome than a file with the same numbers delivered in pieces. It is not favouritism. A clear file simply has fewer questions attached to it, and every question is a day.

Reserves are the part people underestimate

Most buyers plan the down payment carefully and then get surprised by reserves. Jumbo desks want to see months of housing payments still sitting in accounts after closing, commonly six months, and twelve months once the loan passes roughly $2 million.

Retirement accounts usually count, often at 60% to 70% of balance if you cannot yet draw penalty free. Vested equity counts. Crypto generally does not until it has been sold and seasoned. Knowing which of your dollars count changes how much you keep liquid before you shop.

Down payment is a ladder, not a wall

None of these require mortgage insurance, which is one of the quiet advantages of jumbo lending over conventional loans below 20% down.

  • 10% down is available to roughly $1.5 million on a strong credit profile.
  • 15% down opens a wider set of lenders and better pricing.
  • 25% down is where jumbo pricing usually gets genuinely good.
  • 30% down helps most above $2 million, where reserve rules also tighten.

The appraisal deserves attention

Above $2 million many lenders require a second appraisal or a desk review. Both take time, and both can come in lower than the contract price in a fast moving neighborhood.

The practical answer is to order early and to give the appraiser the comparable sales your agent already pulled. Appraisers are allowed to receive comps. A file where the value is supported on the first pass saves a week of rebuttals and a lot of anxiety.

Jumbo pricing is not always worse

There is a widespread assumption that jumbo rates sit above conforming rates. In several recent stretches, jumbo fixed pricing ran below conforming, because banks want these borrowers on their books. I quote both on every file above the limit rather than assuming.

The short version

Get underwritten before you write offers. Keep more in reserve than you think you need. Decide your down payment tier on pricing rather than on habit. Order the appraisal the day the contract is signed. Do those four things and a jumbo purchase in this county is no more stressful than any other loan.
