Six things I will always do

Not a pitch deck. Just the parts of this job that agents tell me are missing everywhere else.

  • Same hour call backs

    When your offer goes in, the listing agent hears from me directly, usually inside the hour and always the same day.

  • Underwritten approvals

    My buyers are credit approved before they shop, so the letter your seller reads is backed by an underwriter, not an algorithm.

  • Honest timelines

    If a file will be tight, you hear it from me before you write the contract, not two days before the contingency date.

  • Weekend availability

    Offers happen on Sundays here. So do my calls, and so does document collection when it matters.

  • Co branded materials

    Open house flyers with payment scenarios for that specific listing, prepared in a day and priced as samples.

  • No poaching, ever

    Your client is your client. I do not market to your database and I do not refer them elsewhere.

If a buyer arrives with a letter from a call center lender, I will read it for free and tell you honestly whether it will hold. About a third of the ones I see are missing something that matters.
