How to read this

Four assumptions behind the number.

  • Equity income is entered as the two year average an underwriter would use, not this year's grant value or today's share price.

  • Debt to income is the lever most people do not know they can move. 43% is the common jumbo ceiling, 49.99% is possible on some files with strong reserves.

  • The result assumes the same 1.25% sample tax rate and $180 insurance used in the payment calculator.

  • Cash to close is roughly your down payment plus 1.5% to 2% of the price. Reserves come on top of that on jumbo files.
